Two days before
Prep is the difference between a two-hour shoot and a four-hour one — and it shows in the final images.
- Replace every burnt-out bulb and match colour temperature room to room
- Clear countertops entirely, kitchen and bathrooms
- Remove fridge magnets, personal photos and pet bowls
- Mow, edge and hide bins and hoses
Morning of
Open every blind to the same height, turn on all interior lights, and turn ceiling fans off — spinning blades blur and read as motion in stills.
Scheduling for the light
For DFW homes, the exterior should be shot when the sun is on the front facade. East-facing homes photograph best in the morning, west-facing in the late afternoon. Twilight exteriors are worth it on any home above the median price point.
What good media does to days-on-market
Listings with a full photo set plus a walkthrough film get meaningfully more saved-listing activity in the first 72 hours, which is when the algorithm decides how much distribution your listing gets.
